Roof, windows, siding, furnaces all under 5- 7 years old? 

That should cover any overages that the STR insurance doesn't.

You need to be skeptical of track records that only cover the last 8 yrs.  

Ultimately we decided that the cost of doing the cost segregations right now was not beneficial enough since he didn't really have any reason to pay for them and if I would have covered the full cost then the benefit wouldn't have been significant enough to me.That said, I do know there are ways to structure your operating agreement where the depreciation can be distributed to different partners in different ways.

The $1300 does not seem out of line at all to me, insurance right now is going through the roof and what would have been ludicrous last year is now looking like the new normal. 

They aim to have the seller cover the buyer's agent commission as part of their strategy.

Keep in mind that there may be legit charges associated with termination- for instance, they may need to hold some funds in escrow to cover lingering utility bills or cleaning after that 30 day period. 

You should have an umbrella policy to cover everything, beyond maximum liability coverages.
