Ask for the Rent Roll and the Trailing 12 Income & Expense report, then see what your NOI looks like.

You can roll your existing 401k into a self directed IRA you can set up in you're corporation and not pay any tax or penalty and still use the money in the 401K to invest in what ever you want.

I was rejected on: estoppel agreement, rent roll, and a copy of lease.  

I'm also seeing something about doing a 6 month lease option then automatically rolling it into a land trust for another 12 months or something along those lines.

Dane, if both you and your wife are part of the business then both of your can roll over each of your retirement accounts (with the exception being Roth IRA) into newly setup Solo 401k plan and use those funds for alternative investments.
