Also most loans for stocks aren't secured by the stocks themselves, they are straight loans, so if you needed to pay off the loans with margin call or something you could be left holding the bag.

You cant legally market a property unless you have an equitable interest (under contract) and you run the risk of having some dirt bag go around you and steal your deal.

Where the single decision maker on a cash deal is the person with the money.I have said many times here on BP that if I could go into the kinds of places I buy with cash offers with an actual bag of cash and stack my offer in front of the sellers to watch them jump at more money put together in one place than they've ever seen, I would.
