Just starting off, Need some insight
I am just starting off on my journey as a Real Estate investor and May have found a deal off market by an agent I know in the area, here are the details:
Asking price 80k
Repair - she (agent) says 100k (I haven’t seen property yet)
ARV - 325k
I wanted to wholesale it for 90K, for a 10K assignment fee. My questions are should I start reaching out to the cash buyers in the area before putting it under contract? How does it work when an agent is involved? What’s your easiest way to estimate repair cost to check her numbers? It all seems so easy until you have a deal sitting on your lap 😂. Any insight is appreciated!
