My 38 year old adopted daughter recently got her house redone with new flooring, fence, washer, dryer. and refrigerator. 

Let the tenants know that the emergency leak detection inspections will continue until the source is found...then either they will stop or PM will find a sink that did not turn off, or a toilet linking, or like in my case, a cat that liked to play with the refrigerator water until he made a small lake in the kitchen.

However it is normal and expected to have refrigerator and stove in the rental as well as garage door opener for sure. 

To define appliances, my scenario calls for a refrigerator and a range.

He can raise it so the tenants don’t crank it down to 60. but instead 70,72 etc. another issue could be the unit is low on refrigerant. this can happen overtime, even if it’s a few ounces over 20 years or all of it in a week. coils can ice up restricting airflow, though the air is cold, so the tenant may think operation is normal. if the condenser is matted up with dirt and gunk, this will also effect coolingmake sure to use fiberglass filters, and have the tenants change them once a month. hope this helps, don’t hesitate to connect with more questions!

They're a self contained heating & cooling unit that is ducted like a traditional system but doesn't have the additional refrigerant lines and condensing unit like traditional AC.

Appliance dings no,  but if you had broken refrigerator parts you actually replace/repair you could bill.
