Personally, I've been in the mobile home investing niche since 2007.

If it is later in the project, and most of the money is spent, well that is where reserves come in (hopefully those aren't blown through).If you have more time than money, you go in and do work that you would prefer to have hired (i.e. cut new beds and put down mulch yourself versus paying the landscapers...).

That makes the steps look nice, but they do stand out as different.I prefer tile for bathrooms since they are more at risk of getting wet and having sitting water.

Its a niche and fast-growing industry that many of you should consider trending in your personal careers.

Devin my lending business has a very Narrow niche our specialty is the 200k under BRRR that all these BP members want for rentals in the mid west.. we put them into title and let them refi or flip..

For this reason some people prefer to hire a company that just cleans and scopes and doesn't do repairs (the ones who also do repairs may be biased and recommend expensive repairs 100% of the time).
