Get a HELOC, which is possible but more difficult to find on a rental property, and is much easier and cheaper for an owner occupied property.What I have seen is if there's no insurance, it's treated as a lapse and insurance companies can decide not to provide coverage so did you face that in your case?

People who have service dogs (or horses, as these are the only 2 service animals) that are genuine have no issue disclosing that on the front end and can answer the 2 questions easily - is the animal necessary for a disability, and what specific tasks has the dog (or horse, if you're getting one of those) been trained to perform?

I don't think anything is 100% sure, and all the documents all the syndicators have you sign will melt your face off.

Plenty of people are happy they took those kinds of risks.
