There is no basis for doing that, neither statutory nor case precedence.This is the high level concept --- and it guides the decision making for all fact pattern specific examples and gets us out of the weeds:  If a taxpayer uses a piece of property as a residence during the year -- whether it be:A room in an SFR househack,One unit in a multifamily househack, orOne unit in a multifamily househack in which he also rents out rooms.The grounds are treated as common areas as, in all of those above examples, they are property appurtenant to the taxpayer's residence.

A declining 1 percent of cap rate from 9 to 8 percent takes much less time (eg: 3 years) compare to a market that has a cap rate declining from 7 to 6 years (takes 5 years).It's the "slope" of the chart pattern that really matters, even more than the data itself.For Out of state, there's an intriguing price chart in Indianapolis for the last 5 years, I don't know why that city is doing so good, but something is definitely right.
