I dont want to cause conflict over $60, but, this feels like a slap in the face after we were very patient for a long time.Now, setting aside that extending the increase to December is actually 4 months, here are my thoughts and I want to see what you all collectively think.First, the renovations and the increase are not at all related.

I just closed on a 16 unit for 440k and will BRRRR it out in 6 months.The deals are much harder to find than before but you need to stay patient.

If you're a baby at renos without a lot of construction experience, I wouldn't touch most of those, though some are more personal taste--I might be interested in a 20-unit MHP, but a 5-unit really doesn't make sense to me unless the MHs come with it.If you're a patient person who is willing to learn to do things right, and especially if you can live right next to the place you're renting out, sure.

Fix vs replace something) and tenant advocacy/satisfaction (eg. run some kind of tenant satisfaction survey and give them a bonus for improvement or meeting a certain target)?

Example: I don't watch podcasts, thus if your doing a great effort for Podcast viewer satisfaction, it does nothing for Forum viewers.
