Perhaps convert an aux room into a laundry mat?  

I've read where the average person's computer keyboard and mouse have more germs per square inch than their toilet seats.Do you wear latex gloves when you collect the rent and enter the information into your accounting software?

The vacancy won't break my psyche as much as knowing that I have to play a game of cat & mouse everytime the rent is due. 

I do this with my place, 3br but 1 is an office with some free weights yoga mat and it does really well.

I'm thinking used Peloton ($1500), nice tread mill,  a bench, full set of dumbbells, some kettle bells, yoga mats, jump rope, exercise ball, punching bag, etc. 

Of course the house looked a lot better in the pictures, and needs more repair work than originally budgeted for and it also looks like a mouse problem, but after revising the budget, the house still has a positive cash flow and the numbers work. 

A tenant texted and called before 6am saying she saw a mouse, and she was too afraid to go in the bathroom and get ready for work.

We did notice there are mouse droppings throughout the house, both 1st and 2nd floors.

My lease states the tenant is responsible for "ordinary" pest control which would include a fly, sugar ants, spiders, the occasional snake or mouse, and even a squirrel that manages to get into the attic space.

Most women look at them & shudder.Gas stoves also collect mouse haven spillage on the tough to get to underside of the 'sealed' burners.
