Gas VS Electric in Multi-Family Property

I'm closing on a multi-family unit that requires a full rehab. This is my first rental and I'm debating on if I should do gasor electric heating and cooking. All suggestions are greatly appreciated.

I would say the answer is whatever is already there. Unless putting in gas appliances is going to significantly attract better tenants at higher rents, why spend the money on installing gas lines? No tenant is going to say, "Well, its in a bad neighborhood but it has a gas cooktop so let's rent it." The only way I would see it making a difference is if this multifamily is located in a gentrifying area.
