I'm going to run electric to that front so someone could put a hot tub.

Brand new water heater but tenant is calling in about no hot water heater, leaking faucet (which were new and installed by seller), leaking kitchen sink.

So seller's thinking the market is so hot they can price 5-10% above the last sale, then when it sits, they'll take that price reduction. 

This is a very hot market close to Venice beach and Marina del Rey. 

Also both property managers have recommended that I at minimum have a pool installed in the house since it's hot in this area.

I have made some upgrades since living here, fully renovated the bathroom and laundry room, upgraded appliances, added a tankless hot water heater, and replaced all galv. pipe with pex.

Two furnaces, two hot water tanks, etc. if it’s your first property, I personally think taking an “easy” property would be a good way to get your feet wet in the investment world as a trial.

I don’t just jump in when the market was hot.
