Have been looking for potential deals in my area and found one that is not in the best area of town (or best looking) but not horrible and rated as a generally safe neighborhood.

. :-( horrible houses. heard a story not sure how true but the guy said it was HIS property so take it how you like it... but he said they had a severe thunder storm and he notice water dripping from one of the light fixtures on the ceiling as well as a electrical socket, thats when he went to a hotel. 

He calmly replied to my email around 1130 am the next day stating " there is an emergency situation at your property-- the situation was so horrible I couldn't even take a picture.

Overall made about 1700 for a miserable learning lesson, and pretty horrible plumbing experience in the -15 Montana Winter weather...

I'm obviously horrible with examples but hopefully I explained that well enough.

Finding a house for sale under $100k in a different area might be a great deal, it also might be horribly overpriced.Perhaps you can connect with someone in the area to have them go take a video of it?

s can be horrible when it comes to selling off uninsured/ under insured debt.

Notes now are horribly overpriced from funds due to it being the flavor of the month.

50/50 is not horrible.
