I would say compare terms, seasoning period requirements (Assuming when you mentioned construction loan you're talking about a rehab project), response time of your rep, learn as much about their loan underwriting and approval process as you can.

If the GC you hire is lazy and tries to get the subs to manage themselves then chances are your finishes will not be of the same quality as your comps and your exit of 300k is now 260k cause you are not the same quality as the comps.

In addition, the complaints are reading that the non-profit used actual actors/"testers" to reach out to me on these listings to confirm what these 2 individuals were saying was true, which of course, I also replied, "Sorry, no vouchers".Now I've had to hire a lawyer who specializes in cases like this, and has actually gone up against this non-profit in the past, but with a much bigger client who owned 20+ apartment buildings, and was also openly saying "no Section 8 vouchers".

Instead, I would source a list of all VA and FHA homes on the market in the area you want to buy and start reaching out to those homeowners directly, or hire a buying agent who has been through the process and can educate the listing agent on the benefits.

I got VERBAL confirmation on several occasions from the turnkey company's acquisition team that upon closing, the property management team would hire a lawn care company to mow and water the new sod while the property was vacant.

My son was not represented by a buyer's agent when he offered to buy a house, The listing agent told him to hire her, the listing agent, as his (buyer's) agent and agree to a 2.5% commission, so that the listing agent could then keep "both" commissions, just as she would have in the past before the new NAR rules.
