A lot of the things mentioned I was expecting, but this being my first sell, I wanted to poll the BP community to find out more about what can be done on the realtors end and I have gotten a variety of answers.  

Here are a few things that are important to me (no particular order):The understanding that while you are the property manager you will be managed by meProactive instead of always reactiveTimely financial reporting, timely response to tenant concerns, timely action when tenants break the rules, timely feedback to meBe known and seen by the tenants (do property inspections, find out what is going on before its too late)Be firm but fairHave solid referencesOwn real estate investments (this is very important to me)Expert in fair housing, eviction process, marketing, tenant screening and selection, etc.Have an establish process and vendor pool for a large variety of repairs, be responsive to repair request (doesn't mean all request are granted)Think of it as a partnership (we make money together)Have staff that can step in (can't have a single point of failure)I am sure there are others but this is off the top of my head.

It can be used for a wide variety of properties and conditions, but you must occupy the property as your primary residence.  

There are a variety of reasons it can happen this way which doesn't make sense to the layman but behind the curtain makes more sense.  

A couple of us on BP are known for long posts, some with more flowers than others, but relevant to the topic.

They are hit and miss for a variety of economic and political reasons, but crucial nonetheless. 

Here's a list of the improvements:-Replaced the roof-Landscaped the front yard with new sod, shrubs, flowers, mulch, etc.

SFRs- we take care of trees and shrubs, tenant takes care of mowing, edging, and flower/vegetable beds.Maintenance Issues: We take care of all maintenance & repair.

A variety of project types have recently been listed for investing, with different return profiles that will interest different investors.
