The roof is in decent shape, the exterior paint isn't peeling, the carpet in the house is old and has some stains, the cabinets and appliances are al outdated.So given the above scenario ad using Conv. financing vs an FHA loan ......

hmm;  I sold doors & window for ~year and learned a lot - - also have an apt with casements - - just hate'm.Nail-up (ie new construction) need code inspection on the install, as the exterior needs flashing.

The HOA insurance covers the exterior of the structure excluding the roof. 

Try the Home Defende spray from the big box stores, and spray the exterior perimeter to keep the ants away. 

The property is in a B area, with C schools, its 3 bed 1.5 bath, 1200 sqft, 2 story, garage, no basement, it is in need of some moderate rehab (exterior wood repair, garage door, flooring, paint, bathroom tile, roof sooner than later, etc)If I were to buy at 76k that drops my ROI by about 4% a year.
