Kind of silly in my opinion.The "us" is rehabbers and I was not critical of your returns, but I did ask some questions about them as any other member would question any other member when they post items that exclude some expenses. many cases in point or in the landlording forums where posters constantly leave out lots of operating expenses.

I'd also consider a hold harmless or limited liability be considered by and between partners pertaining to management or conduct, but excluding fraud and illegal activities, that may make some feel better.Then, as Ned suggested, put thier capital contribution in the operating funds as a loan having priority, by law as well *** by agreement, with assets of the partnership securing such amounts, all accomplished by internal agreement and adopted in the minutes.If you all trust each other it can be worked out, if anyone is not warm and fuzzy, find others you can be. :)

Whatever consideration you paid was the purchase price of the real property, personal property (if any), and any accounts payable/receivable - unless those were explicitly excluded from the purchase.Therefore, if the purchase price came with the security deposits, and the security deposits (or any portion thereof) do not need to be refunded, they may not be income to you.It may be possible that those funds will adjust your cost basis.

The underwriter for my rentals in Houston has a specific animal liability clause that excludes personal liability coverage "caused by any animal owned or kept by you or any insured whether or not the injury or damage occurs on your premises or any other location."
