I have been looking at the MLS everyday for a very long time

(This was a little unusual for me because even though I have gotten a couple of deal before from Craigslist, it's not very often so its not like I check it everyday) but, at any rate, I checked it and there was a posting that had just been put up maybe minutes before of a house for sale in a great area not far from me. 

Banks sell REOs "as is" every day.  

This type of tenant will cost you everyday they are in the property.

I try and treat all my investments like my business all the time every day because I'm sure most of us who have been in this for any length of time recognize tenants can be very crafty.Hate to say it but when it is applied keeps you focused " always assume a tenant is lying!"

The wholesalers we are working with tend to be new which is great because they are working their butts off to find us what we are looking for but at the same time we have to do extra due diligence since the ARVs and repair estimates can be off as well as ensuring the location is what they say it is.It seemed impossible in the beginning but it's getting more real every day.
