Your education would put you in a position of influence, help you network with more like minded people, and would of course, land you a business or job that would help fund your real estate endeavors.

friend of mine is doing this in portlandia.. look at the big developments I think in the netherlands or other parts of Europe they are away ahead of usAlthough my buddy is more of a philanthropist with this particular endeavor he even donated a fully functional one to the collage... although he hopes to some day turn that around and make them viable financing for himself as well.. but i bet he has spent 250k or more on this so far.. all for science / construction lab at the collage

I want it to cash flow so bad so i can use that money for my next endeavor.

I would also say you can't just open a business and have unspeakable wealth, real estate is a business like any other endeavor...they all take work, as the song goes "there ain't no free"

You need to find a good professional in NJ that you can stick with and have them help guide you through your future endeavors.

Assuming that we each split the up front cash needed 50/50, my partner has recently retired from his full time job and able to act as a general contractor role dealing with all aspects of on the ground work, however, I am the one who is still employed with a decent income from W-2  (my partner also has maxed out his credit due to his other real estate endeavors) and therefore, the plan is for me to obtain finance if the deal is financeable or, if not financeable, we will each contribute equal amount of cash, and then cash out refi using only my credit.
