Additionally, building ADU units for short term rentals is NOT helping the housing shortage, it is merely a vacation/business destination.

If you choose maximum return, it probably won't be in NY/NJ/PA but more like a year round drivable destination popular with tourists like the Smokey Mountains, St.

From here, it's all about building a bridge across any cap there may be, forging an alliance where we are working together NOT against each other, to reach a mutually agreed destination. 

Port Aransas looks like an up and coming destination with lots of new construction (and a lot of rebuilding after Hurricane Harvey).

Plus I don't have to wait on someone else to get my offers, comps, etc. done :)There are many different roads to the same destination though, make sure you are clear on what that destination is and how YOU want to get there, because its easy to get lost in this business...
