overall, I think it depends on your goal. if you goal is to reach 100% ROI, then when your cashflows and net gain on sale add up to 100% ROI, then sell. you can  add long term capital gain or 1031 exchange into the equation. personally, I have a 4plex in las vegas, and my goal is long term cashflow or highest market value, whichever comes first.

I have explored investing in Palm Desert, Phoenix, Las Vegas, etc. - but I see way more risk out of the SD market, then within our market which has strong fundamentals for buy and hold investors. 

I currently own 10 SFRs in Las Vegas and am considering selling some to buy one or two SFR's to flip in LA.

      Today our Wardley Real Estate sales office in Las Vegas was visited by Lennar Homes, and their spokesperson had interesting news.

They have an office right there in Las Colinas and provide great real estate education. 

As far as the syndication and good networking,  @Jillian Sidoti and Gene Trowbridge does an annual one in Las Vegas.
