RE questions for San Fernando Valley, encino, Tarzana,

Hello all, I'm thinking of shrinking down my supply of homes. I currently own 10 SFRs in Las Vegas and am considering selling some to buy one or two SFR's to flip in LA. I know the Valley pretty well and that is where I would prefer staying. My question is, if I pay cash, would I be able to find at least a 3bed, 2bath 1200SF, or in decent parts of the Valley for a bit under market that I could flip. I would only have $500k max for my first one (that would have to include repairs and the purchase of the property). Thank you all in advance.
