Consider if you want section 1 and/or section 2 pest remediation and who is paying for it, how long will your inspection contingency last (17 days is the norm where I'm from), who is paying for the inspections, do you want to split the cost of a home warranty, who's paying transfer tax and fees, who's paying escrow and title, who's paying title insurance, make sure you know what's conveying with the property and what is not and make sure it's written in the contract that way.
