The fact is the long term trends of a shortage of affordable housing is only increasing, in any market climate, so MHP is probably just as attractive today as it was one month ago (same for multifamily).Of course, I do hope this current disruption flushes some money out of the system so prices can contract a bit and there’s less buyer competition.

The current climate in RE seems to host a bunch of uncertainty, but it also looks to present a huge opportunity to enter the market.

That said, people are still looking for rentals so if you manage to come to some agreement with this tenant so he chooses to leave, you would likely to be able to find another tenant, even in this climate.

I have seen mentioned seemingly significant differences in climate.
