@Dion DePaoli out of sheer curiosity this morning I listened to a pod cast that interviewed the owner of Paper source I think it is @Bob Malecki Bob said it was a good listen .the gentlemen being interviewed says that he has been buying notes since the mid 80's which of course I am sure he has.then he made what I thought was a pretty if not strange but unique statement.. the Kids interviewing them asked how he hands his foreclosures on his NPN... his answer was well " in 30 years I have only foreclosed once" the kids were then scrambling as they did not expect that and of course its sound like they are personally buying distressed notes in Cook county and we know how tough that place is.

I said yup.. so I sit to have my coffee and she comes over and starts to tell me how she listened to a pod cast on BPWendell De Guzman she did no checking on him no background no nothing just though because of the pod cast and other flowery post that she could trust him.. well she lost over 100k.. a simple credit report and criminal background like you give a tenant.. all you need is their name and SS, you don't need finger, this would have showed her his name was an alias and he was in all sorts of financial trouble prior to changing his name.. and she would not have lost her 100k..

The inspection is tomorrow, but we already discovered a few days ago that the house has cast iron pipes at least partially under the house and likely leading to the sewer.

I would say the brick looks different because of the power washing, color cast light from the time of day, and color corrections from my professional photographer taking the final pics vs. the realtor shooting it with their phone

When looking at the house pay particular attention to the location of plumbing fixtures and any other lines (gas, electrical, ducting, etc) as they will be more costly to move than they would be with a basement.Additionally, if the building is older and has cast iron or copper DWV, you may want to have the lines scoped to ensure they are in good condition (as it can be a big, disruptive job to replace bad lines).

@Andrew Coulton You forgot to include lead paint, asbestos popcorn ceilings/walls and disintegrating iron cast sewer pipes, among other pleasures that come with structures built prior to 1980.As for foundation, there is more to foundation repairs than just the foundation.
