Go pick up the paint on kind and get yourself a roller as the kit comes with a 2" brush I think.Works like a charm.

Use some brushed nickel paint on the brass doors and voila. 

I've still only brushed the surface and have a ton to learn but for me personally... that was the first real "hump" to overcome. 

There is a limit on static head pressure the DWV can take (30 feet). 

Static + growth = yes, declining is scary.

Seth Shapiro; The idea of using 3% equity to control 100% of an asset is good, but while you might START with $9k down, there is a regular influx of money required throughout the life of the investment (mortgage payments, insurance, taxes, etc), so it's not a static 3% investment.

Hi, Was wondering if anyone can recommend a good property manager for Fort Morgan area (even if they are located in one of the surrounding towns - Wiggins, Brush, etc but willing to manage a multi-family in Fort Morgan)? 

EM is a static measurement and does NOT account for the time value of money in the measurement.
