I agree with Rene about insurance seeming a bit low -- but you can easily get a quote from a broker and verify that.

They'll have resources.Also - check with your real estate broker regarding asking the seller for a credit (FHA allows seller credit up to 6% of loan amount) toward paying closing costs. 

You would need to file an action against the broker who could then bring in the seller, if that's what you wanted to do.

You can easily find those brokers with a Google search.

It’s worth continuing to shop around or even speaking with a mortgage broker who can connect you with a lender who might be more flexible with these terms.Also, keep in mind that every lender has different guidelines, so it may take a bit of persistence to find one that aligns with your needs.

You're likely better off hiring a discount broker to list the properties on the MLS for greater marketing exposure to bring in a bigger buyer pool. 

Does anyone know if this discloure is required for a self-managed rental lease where the landlord drafted their own lease and they are not a real estate broker? 

As I stated above this does not matter because banks and brokers do a lot of different gimmicks to try and make their rate look better.
