The biggest mistakes landlords tend to make on their tax returns generally have to do with fixed assets / depreciation...the 3115 can be a godsend in these situations...great post!

I was beginning to think I made the biggest mistake of my life by buying in Ludlow so hoping summer and fall pickup as my research showed it should. 

For example, I'd want to know how conservative or aggressive you were on key assumptions such as vacancy.My biggest question in this is where is the 25.1% return coming from?
