You can look at the ceiling line and see the waves in some areas just by looking.I don’t have much experience with floors like this and cost associated so can anyone shed light on their experiences with less than ideal foundations (How it looked / how you fixed it / price) ?

Is it advisable to dip your feet in this market with multiple bidders and low inventory or ride the wave and wait for a dip in the market ?

I hope inventory levels recover to appropriate levels, but I do not think it will be a result of a wave of foreclosures.

It's a blood bath out there right now and you can't buy a house in that area unless you are offering all cash and waving contingencies. 

There’s no exact measure to know how long to wait to welcome new neighbors but doing so within the first week is generally a good time frame – if they look busy, maybe give them a little more time.A simple wave and “hello” from across the street can help someone feel more welcome.
