1) the city is not very attractive (disjointed development, only one grocery store, cheap retail offerings, etc) 2) they continue to allow driving on the beaches and the rednecks/kids drive crazy so you really have to watch out especially with small kids, 3) during the summer season they allow horse riding on the beach and you will see several "companies' with trailers of horses for rent.

I always leave them in place, you can then paint them completely at once vs one part at a time when on horses etc.

But what about all the money I have put into the property; I don't want to just walk away from that. me: sir that horse has left the stable. its gone.... if you don't actually believe the property will appreciate to a point to payoff the loan, how will it appreciate to a point... to not only pay off the debt... but also return all your carrying cost?
