There is a military base in Lawton, & I am prior marines & am serving in the guard currently & have to say there's a lot of people that go through the base & area that are just there temporary...

Since separating from the Marines at the beginning of 2020, going right into the pandemic made it was kinda hard to also surround myself with like minded people up until getting my RE license and then starting investing in RE. 

I spent ~ 6 years years in the Marines, another 6 with Amazon.

My father in law has a marine construction business right in that area on the water so I am familiar with some of the restrictions for real estate investing for industrial vs residential use.Everett is a tough one to know for sure, it does depend on Encore, but I also don't think it'll go down severely if Encore goes under or down in quality because of its proximity to Boston

There is an enormous Marine base there, which can be a good source of very dependable tenants, but they can also be shorter term than the civilian tenants.
