Hi,I've been researching seller carry back financing for multifamily, and have talked to a few commercial lenders willing for the seller to carry the down payment for a apartments.

This is a SFR not an apartment building or a new build.  

I'm a real estate agent, and hope to make about $40,000 as an agent this year and intend to continue until I outgrow my W-2 job.I will soon start renting out a triplex after April 1st.My goal is to buy more small multifamily until my net worth is high enough to invest in someone else and sit back and collect the check Ie. apartment syndication.Thought and comments are appreciated.

There are also a ton of apartments competing with you in the same area that can do so many things to get tenants that are impossible as an individual owner, like giving 1-2 months free rent.   

If you look at their rent price per square foot compared to what smaller apartments or Floorplans get it's very bad.

I will be buying the business using a sba loan with 15% down and my plan is to build one apartment immediately upon owning the building.

Obviously there is a part of me that thinks this might be the case.

At least mix units and small apartments.

I have been offered to invest as LP in multifamily apartment deal.Underwriting is supposedly conservative and based on current cap rate (4.5%) and interest rate (7%) so if interest rates go down (which may as Fed has already started cutting rates), returns can be better than the projected ones as can have more buyers for Class A property in few years with lower mortgage rates.
