We've been in communication about getting everything repaired until they found out the contractor said it would take approximately 4 to 6 weeks to fix the spots of drywall that have been removed and to repaint, etc, and now their responses to my texts are less and less.

Like others mentioned above STR's have become quite tricky but mid-term is still fair game and not subject to the same restrictions.

You've probably heard of big Landlords losing property, but only because they were flagrantly violating Fair Housing, running a slum, or otherwise violating the law in an egregious manner.

Some other measure.... or some combo of the above or any other fair & equitable method appropriate for your situation.As long as it's easy, clear and well-explained in writing - and plainly laid out in the Tenants' leases - it will be fine! 

That seems fair because they probably balance out to somewhere around $30-$40 an hour, which is a good wage for cleaning.If they don't like that, convert to paying them an hourly rate based on your market and pay them for the time required.

Terrible communication.

Hind sight I probably wouldn't have but now it's fairly locked with them for a while, which is fine.

Their communication is slow at best and you have to ask to speak with a person and hope they provide the Calendly link to schedule a time.
