Drawback of Real estate investing it has cycles , and now I believe we on an uptrend. ( nobody knows the top) Even rental income is predictable, repairs and vacancies are unpredictable10%... you know the advertised 10y average for stocks is 7%, most get 5%.. and anyone worth their salt in Real Estate Investing smokes 10% six to ten fold.

Maintenance is on us in MF for the common areas (weeding, trimming, external lighting, hallway cleanliness, carpet cleaning, salting sidewalks, etc.), whereas in SFH I just let my tenants take care of all of that.

Now take what I say with a grain of salt - markets are in flux, and my expertise is on the commercial side, so I am sure someone can provide more insight on that side of the debt market.Midterm rentals seem to be gaining popularity, so maybe reach out to corporate groups and hospital staffing departments/agencies to try and get some longer-term bookings.
