Here's the scenario: I and three siblings have inherited 10 rental properties plus some cash.

Well I am near a university, and from my experience, there is almost always a way to get people to rent out your home. at least for me i have a sibling who goes to college near by and will be renting it out for the next 4 years.

You can escape and will but you cant take your siblings with you. 

If the tenants are children, they'd have to be added to the lease for a rent increase of $X per tenant.The fee for additional tenants would be totally up to you and should be a significant amount as it would set a precedent for the other 5 tenants to potentially move someone in (i.e. their children, spouses, siblings, etc.).In Brandon Turner's book on managing rental properties, he shares a 'Rules and Regulations' form that can be used for your situation which outlines the rules on Occupancy.

I've spent a bit of time there, and have siblings who have done some RE investing in the area.

My sibling passed away back in Sept of last year.

I also am interested in group homes, as I have two special needs siblings that will eventually need this type of care, and would love to hear from anyone who has any experience in this type of field as well. 

My wife and her two siblings inherited a house from her parents worth about 480K, it's in a trust now I believe, one of the siblings lives in the house currently. 

can she move out and rent a place closer to you or another sibling?
