I'm on the broker side now and when I compare to the big box banks/lenders the difference in rate is mind boggling.Also, I wouldn't recommend just going with the cheapest lender you can find.

Don't forget the clone /knock off of real sites or companies and if you're lucky the PO box at UPS store or similar lol

Yes, I keep track of prices at the big box stores and set a conservative budget on each project.

Knob & Tube is another animal & I've found o/loaded burnt out junction boxes behind walls & ceilings that gave up one or more of the convoluted wired in circuit branches due to o/heating etc.

I let tenants choose to mail me a check/MO/cashiers check to my UPS box made out to my LLC.
