Hey Seth, If you have a good FICO, Loan Amount is above $250k, and property DSCRs at 1.25, You may achieve a rate at the high 7s at 70LTV on a 30 year fixed loan. 

That's where I've been gravitating and it's approachable, achievable, and allows the average, Mom & Pop investor to enjoy the fruits of their labor with minimal headache.

You still have to do the work and if you will, then spend as many dollars as it takes to reach the level you want to achieve.
