The, around 5%, rate is currently lower than what you'd likely find now (rates are just starting to dip back into the 5's for investment properties), but I don't think that keeping your rate here should impact your decision. 

There's a very good chance the issue(s) you face have already been discussed and answered.Ask questions in the appropriate forum.

Besides what Mike S. said above, a company whose sales plan of their “education” is partially built on how many paying “students” you bring in after yourself, is immediately not anything but an MLM-like business to me.I was invited to attend a meeting sometime ago - not yet knowing what company was behind it.

I'm focused on building up the down payment now and trying to identify a good market(s) to invest in at the moment.

HI Sherrie, ADU's are generally a great return on investment..I'd double check the DSCR and FHA rates though...A DSCR cash out client was just quoted the high 7%'s to very low 8%'s and FHA have improved tremendously this past week...on purchase quote today FHA rates were in the high 5%'s..check in with @Joseph Chiofalo Good luck! 

If you have other applicants, you can choose someone else, but you can't reject an applicant because of the service animal(s), as that would be discriminatory and against the Fair Housing Act and other laws.

Mid to high 200's for single family 300's for duplex.
