But anyway those 12 states generally will have a carve out for TRUE PML who is lending their own money and its usually a limit of something like 3 loans a year no more than 5 outstanding at anyone time.. other wise a license is required even for those not holding themselves out as a lender.

Hey Alba, if the area is a good fit for STR’s, as mentioned by other contributors, it would be wise to hire a local property manager.

I mean just look at @James Wise.

Perhaps one thing that gets lost is that for BRRRR to work numbers wise you are usually doing significant rehabs not just paint and flooring.

I have some young clients who are wise to that because they moved out of a house that was setup like that.
