there is no right of redemption in CA.. there is a vehicle to challenge the sale in court.. and the only way to upset the sale is to prove that the tax collector did not do their public notifications within the statute IE 21 day notice in a local paper..

In my mind it seems like it would be hard to coordinate furniture and appliance delivery as it may require a special vehicle and/or extra manpower to take something up 70+ stairs.

But the bigger take is, whether the agreed upon commission is $1,000 or 6% or $250,000 for a $50,000,000 listing, as the seller that amount is arranged ahead of time, and therefore, from my perspective, has no bearing on which "pocket" it goes into.

LOC= Short term cash needsFixed rate= long term cash needs.Down payment would be a long tern need unless are buying under market value or improving value where you can refi with cash out paying back the short term vehicle like a LOC.
