You my friend are tied to a sinking ship called the stock market, bond market, IRA's, etc. to get out you pay a hefty tax, but you might as well save and invest for the long term because it always goes up right?

An average deal for me is paying 20-25k spending maybe 1k to fix it up right away and rent it for around $700.

Do they pick up right away?

I would say 15% of the area is worth owning a property. 30% of the area I would need a .357 magnum to be in the area.  30% of the area I would want a AR-15 semi automatic with extended clip, maybe a grenade and a wing man experienced in martial arts in case we have to go hand to hand combat.

This budget includes $200/mo towards CapX (roof will eventually need to be done) and a healthy $250/mo towards repairs/landscaping and anything else that comes up right away.So I guess my questions are: does this sound reasonable to everyone?
