Samual, I have been several times to Canada and I love it there, but I am currently searching investments with steady cash flow even if the appreciation can potentially bring better ROI - aka birth in the hand hypothesis, plus I do not have any grasp on Canada legislation, nor RE markets and I have a rule - If I do not know all risks involved in an investment and I do not have a plan how to counter them - I do not enter, so thank for the offer, but for now I will enjoy Canada as a tourist only :) (but who knows in the future).

I am uncertain whether I want to sell the home after I pay it off, rent it, or stay in it for a little while.

@Dylan Douglas  as others stated foreclosure rescue many states have drafted and passed their own legislation on this...

Wholesaling malpractice will lead to unnecessary punitive legislation that will kill the golden goose and adversely affect the wholesaling professionals.Approach this (or any) deal with this position:  the property needs to be one on which you would and COULD close yourself. 

However, hopefully come the end of our legislative session in May, we will have that fixed.

One of my realtors just contacted me whom just came from Board of Realtors meeting where they have been told that legislation has been updated and a task force to target Wholesalers has been compiled to crack down on a new regulation set forth called "Regulation O".

The current issues regarding passing legislation over the last decade make those changes seem daunting, but they really would be pretty minor. 

I actually hope rent growth slows down a little so people calm down and don't implement legislation..
