@Terry Erickson you should certainly rely on your realtor's advice here but a lot of people pay for staging.  

Nope.I stopped doing mailers, cold calls, etc back in 2007 and relied on MLS.

Also for everyone who says the internet will pick up the slack, who didn't waste a bunch of time tracking down false leads (houses that sold months ago) on Zillow when it first came out.Living overseas I will continue to rely on buyer's agent to represent me but I'm curious to see how this goes.

He did not do this.When you are investing large sums of money, it's important to work with someone who you can trust and rely on.

Still dicey if trying to rely on projections though since not a lot of comps (and if you introduce hotel comps, that opens up another issue)

Moreover, waiting for rates to lower further might not necessarily translate into better deals.
