The item itself produces no income and does not enhance your net worth.The loan on your home is not entirely bad since it provides you with shelter while the equity build-up enhances your net worth at the expense of the interest you pay.

That would enhance my own personal results, but the issue here is the performance of the tax liens.

You are more likely to get multiple offers which greatly enhances your negotiating power.  2.

Thanks for the reply, the property is habitable, I would be providing labor for tasks such as roof replacement, drywall repairs, new texture paint and some updating on trim, and landscaping ect.

Unlike me, I can't drive a nail straight and in retrospect that might be a good thing.I think/know that my time can be better spent in doing more productive/beneficial things that will enhance my business, so, I pay to get things done when it's warranted.Granted, there is a cost to doing business and I have baked that into my business model. 

Wall texture guys do a good job and get it done quickly.
