Though, if you have different goals and aren't in a place in your life where you want to and/or have the time to tackle a project like this you may be better off selling and getting out of it all together.

I'd try to sharpen your skills by tackling any little thing near your home first, maybe some rinkydink 2br/1ba, just to be able to be on site and get the process into your brain.

I wanted to ask though cos I'm curious and trying to prepare myself on how I may want to tackle a BRRRR myself.

Or I could develop a web app to more intelligently tackle this task?

Funny enough Ive actually been thinking about tackling that beast.

It's just another obstacle I haven't tackled yet.
