If it were sold through normal real estate brokerage firms, we would have to pay 6% commission, therefore I deducted 6% from the appraised value to arrive at an adjusted value  of $436,160.

I'm close, but know I need to go above and beyond to cover insurances and other stuff longterm stuff.  

John Beck was a guru back in the early 70s who did a lot of small time (self promoted ) stuff with tax liens/deeds, particularly in California.  

My advice would be to find a brokerage that would be willing to let you work part time and shadow an agent or broker to at least see some of the day to day stuff they may have to deal with.

I make all my stuff near passive, even for LTR'S that I have bought for pennies on the dollar.

The faster stuff like this happens the better off for the long term and less new supply will come to market.
