I always recommend accepting pets, but you should know how to screen them, monitor them, and have strong policies in place to stop problems early.You should regularly monitor your market on Zillow, realtor.com, apartments.com, etc.

That's not to be brag, that's to tell you if you know how to manage time, people, money, and everything in between there's not stopping you from being an active investor.Passive investing, stick to fixed income.

As soon as my client paid for the appraisal and signed up with the lender, he stopped communicating and has outright refused to contact the title company. 

But not having this should not stop you from investing via wraps. 

I think transunion has stopped supplying information in states where they don't believe they can comply with local law  but they don't have an actual set of states listed like some services.

I'd also be careful because what is to stop someone from saying they'd buy it and go with option 1 and then tell you you have to move? 

If you've stopped the leak, the source of the water, the mold should eventually stop growing.

Stop all communication with them, block their number, and move on.
