@Ray Riley Hi Ray, Pittsburgh is a strong market for investors and there are many upcoming neighborhoods that are sparking interest.

They want the money out of their countries that have civic and economic unrest and some have plans to eventually become citizens over here and get out entirely.

Ultimately I'd hope to start flipping properties (as this is what sparked my interest in real estate) but at this point in my career transitioning from renter to property owner is my primary goal.Obviously, each strategy is completely different, and presents its own set of challenges, but for someone who is flexible, not tied down to a particular area, and open to any living arrangement, does one approach stand out to those of you with experience in the industry?

Out of state investing is something that has sparked my interest too so I am going to begin reading up on exactly how that works because it does make me a little skeptical investing in something I can't be near at all times.

There were tenants in my home before I purchased and after learning what they were renting for monthly vs what my mortgage was, it really sparked my interest in Real Estate.My goal is to become a buy and hold investor in SFH's and small MFH.

I'm bullish on it long-term, and the tax reval, IMO, will continue to fuel interest in areas like B-L.The owner of my apartment (in a 3-fam Downtown) where I live saw his taxes triple (from like $6k to nearly $20k), whereas most owners in B-L will likely see a slight decrease.In a vacuum, one can expect that the increased disparity among property taxes throughout JC post-reval will spark interest in the areas with lower taxes -- i.e., B-L, Greenville, West Bergen, etc. until we reach equilibrium once again.Prices have already increased substantially, so I'd caution against buying just anything because it falls within Bergen-Lafayette.

BRRRR is what sparked my interest in wanting to actively invest in real estate and start as soon as possible.
