See if the most trustworthy renter is interested in taking on some responsibility for a reduced rent. 

I'm annoyed that (1) He didn't set up the account promptly even though he was given the instructions immediately after signing the lease. (2) He didn't let me know that he was delayed in taking care of it (at least that would have given me a heads up to make sure my account was settled) and (3) Because of this I'm the one who got a debt collection that probably hits my credit score!!

I would take some of that money in taking classes/courses, get a market you like and invest the time to get to know where you will put the rest of the money.

@Slaiman Atayee I'm sorry that Tower FCU strung you along for 3 months only to reject you for a question you probably answered on the initial intake application.

I tell them not to worry and hold on to the properties but.... if you are planning on discounting it to unload I would gladly be interested in taking it.
