I'm annoyed that (1) He didn't set up the account promptly even though he was given the instructions immediately after signing the lease. (2) He didn't let me know that he was delayed in taking care of it (at least that would have given me a heads up to make sure my account was settled) and (3) Because of this I'm the one who got a debt collection that probably hits my credit score!!

I would take some of that money in taking classes/courses, get a market you like and invest the time to get to know where you will put the rest of the money.

EPA does not take sewage spills into waterways lightly...and neither do lower level Tenants and remediation pros if it all ends up flooding your basement.For longest life, you should plan on annual preventative maintenance, which means pulling the pumps to clean the intakes and clean/remove debris from the pit; and you should get in the habit of checking the motor brushes.

Thanks @William HochstedlerI've been doing lease options, subject to, installment sales, wrap around mortgages etc. for 30 yearsI believe if investors that have a real estate license talk to Sellers that have low equity and they need a solution, and they should be showed exactly what all their options areThe best solution by far is selling traditionally with an agent and getting out of the deal, and having the mortgage paid off in full.Then the other possible solution should be discussed, as in : taking over payments w sub2, lease purchase, lease and sale and purchase, wraparound mortgages, installment sales on free and clear houses, etc.I would have a goal to find the best contract attorney I could possibly findI would also find the best RMLO that understands the Dodd Frank in the Safe ActGetting a one on one coach I think the best investment you make when you start building a company.
