Since we both live in the Chattanooga area, would you be comfortable buying in East Chattanooga or East Lake where you would have much higher returns then East Brainerd,  Ooltewah, Hixson or typically Signal Mountain or Lookout Mountain.

While no one can say for certain rates won't start climbing, currently, all monetary signals suggest otherwise, so I would focus on the deal...

Exceptions exist obviously but you have passed the Jan 1st date.You will send a signal to your pm you care about quality tenants.

All in all, we are seeing the signals of a slowing real estate market. 

That's some nice virtue signaling but as already mentioned it is not going to happen. 

Rather than tangible wealth, our following, likes, and subscribers will signal our societal value, power and influence.

Do you classify each property as one or the other based on its delta from the median price, or is there a 'hard' signal to indicate if a property was renovated?

Unless you're really unlucky and a major downturn strikes everywhere at once you missed the signals...
